Summer Maintenance
Now that we are almost at the beginning of summer, go through the maintenance check lists for Aril and May keeping in mind;
Before starting up your central air conditioning for the first time this spring/summer take the time to change the air filter at the furnace. Not that there is anything particular about this time of year rather use it as a reminder like one of the spring chores on your list. The same thing in the fall, replace the furnace filter with the change of seasons or more often if you have a remodeling project going on.
With summer rains coming, check the gutters and clean out anything that might have accumulated over the winter. If you have wet basement problems one summer project may be to check for a positive grade sloping down or away from the foundation, the grade is where the ground meets the side of your house at the foundation level. This will help the rain to run away from your house and is one of the ways to keep the basement dry. Gutters and grading will take care of many peoples wet basement problems.
Summer is a good time to trim trees around the house that hang over the roof, you want top keep the moisture away from the house and the leaves off the roof and out of the gutters. Also check your storm/screen windows at the interior sill, make sure that the weep holes are open and not caulked over, these are important for draining rain water that collects on the sill between the storm window and the house window.
Open the water valves in the basement for the exterior spigots.
Now you can focus on the yard and hopefully sitting around in the yard.
